Revival in Johannesburg’s Parks Suburbs

Johannesburg’s Parks neighbourhoods Parkview, Parkhurst, Parkwood, Parktown North, lower parts of Rosebank, and Linden (the last two, I consider part of the greater parks) blend suburban serenity with urban buzz, standing out in a city dominated by malls. These areas boast a rare “high street” charm: tree-shaded  sidewalks with cafes and coffee shops, and community vibes near green oases like Zoo Lake. In recent years, they’ve surged in popularity, drawing young professionals,  families, and investors. Low  vacancies, thriving cafes, and artisanal spots fuel this creative hotspot status, making the Parks resilient gems in Joburg’s sprawl.

 

 

Targeted developments are key to this renewal, modernizing old sites while honouring heritage and boosting walkability uncommon in car-centric Joburg. We have been honoured and excited to play our role in these new developments in the area.

 

• Nine Yards (Parktown North/Rosebank Border): Spanning nine properties on Jan Smuts and Chester, this mixed-use “green town square” reimagines a historic nursery into a lush promenade. Integrating heritage buildings with gardens by renowned landscape artist, Patrick Watson, it offers artisanal retail, dining (from burgers to fine eateries), offices, and event spaces. Launching in phases, it connects suburbs, amps up 
foot traffic, and elevates local commerce, turning the area into a sustainable lifestyle epicentre.

 

• Parkview Theatre Redevelopment: Revitalizing the old Lake Theatre into a mixed-use market preserves its facade while adding flexible micro-tenancy spaces for small businesses like boutiques and 
vendors. Inspired by Cape Town’s Watershed and Joburg’s 44 Stanley, it will include communal greens, energy-efficient tech, and a palette of colours that will exude  modern flair. This anchors Tyrone’s retail 
strip amid cafes and libraries, sparking economic growth, community ties, and visitor appeal transforming Parkview into a vibrant, entrepreneurial hub.

 

• Linden Square Redevelopment: The tired former Spar site becomes a 4,081 m² mixed-use precinct with anchor retail, offices, and street-facing shops. Using brick-terracotta tones, exposed concrete, and vibrant accents, plus courtyards and potential rooftop gardens, it draws from Pretoria’s Hazelwood for pedestrian energy. This revamp energizes Linden’s creative scene, enhancing its global cool factor (#17 on Time Out’s 2025 Coolest Neighbourhoods list for street culture, coffee, and diversity). It promotes local biz, safety, and 
that special high street magic.

 

 

These projects weave history with innovation, fostering inclusive growth and low vacancies. With an international nod that underscores the Parks’ allure: intimate villages thriving amid urban change, promising lasting value and excitement.

 

 

 

Beyond these flagship successes, promising momentum continues in key nodes. Strong demand persists for retail and commercial properties along Parkhurst’s 6th Street, 7th Avenue in Parktown North, and  Tyrone Avenue in Parkview. In 2026, we anticipate a wave of exciting changes and new activations in these areas, further solidifying the Parks as Johannesburg’s premier high-street renaissance.
